Landlords FSO Portal – Fire Safety Information
The law requires the responsible person of an HMO or block of flats to ensure the safety of the occupants. For fire safety this means providing an effective means of escape (MoE) for all tenants and ensuring effective precautions such as fire alarms, emergency lighting, fire blankets etc, as well as associated safety such as gas and electrics.
To prove you are complying, this means keeping up to date records to illustrate to the enforcing agencies (usually the local authority Environmental Health and/or local Fire and Rescue Service).
The usual method is to maintain a hard copy fire log book for each address, and keeping these together with the fire risk assessment, gas and electrical certificates in a file within the office. One location, usually only available to one or two people at a time, certificates, assessments or log books are often forgotten, damaged or even worse lost.
